THE LIGHTHOUSE PROGRAM
1) Your Loan officer must identify you as a candidate for this program. The program is open ONLY to those candidates that are unable to procur financing at this time AND are considered viable credit risks to procur financing within 1 year from entry date. If you do not currently have a Loan Officer working with you - simply contact our office and ask for a lighthouse specialist.
2) You must be willing to lease-purchase the home for market rent. A portion of this rent will be applied directly to their closing costs upon completion. Rent is typically .8% of the purhase price but can vary depending on your area. For example, a home priced at $100,000 will rent for appoximately $800 per month.
3) Your Lighthouse specialist will create a GPS roadmap for you to follow during your lease purchase period. This GPS is designed to help you arrive credit worthy and capable of completing your purchase in the pre-determined time frame. You must follow the lighthouse roadmap to credit enhancement. Any deviation from the plan may result in the loss of the your deposit.
4) You must place a security/option deposit of 2% of the strike price agreed upon. This deposit will be held by the Investor that controls the ownership of the your proposed home. This 2% will be creditited back to you upon successful completion of the program and your purchase of the home.
5) Your lease purchase plan will be an 18 month plan. You must complete the purchase aspect of the plan in months 13-18. All deposits will be forfeited if the purchase is not completed in the time alloted unless extended by LHS and your Investor.
